Property management staff are either lazy or incompetent, they and their manager Paul van Halle have zero interest in ensuring your property is properly maintained. Beware of any quotes for work they send you, these are frequently inflated - either by themselves or their contractor. Finally, if they say they are going to do something, you can be sure they won’t.

Beware of No Deposit rental offers from Estate Agents
A salutary tale

The agent lets the flat for two years with no cash deposit but an insurance policy.
They sell the landlord the insurance policy
The agent makes a commission
The tenant skips out after the first month saying “Here’s the keys, sue me” ( I kid you not)
The agent says - you should have paid us to manage the flat.
The agent says- you owe us two years commission
The agent says - pay me an extra 5% now and we will sort this out (I kid you not)

In the interim there is a cancer issue but let’s not even go there when the agent says- “You should have told me about that beforehand“ ( I kid you not)

The landlord is left to make a claim
You submit the claim and the tenant goes online to “negotiate “
They offer a lower amount
You submit evidence showing the reason they left was because the road was too noisy (I kid you not)
They make an offer of 20% less
You submit further evidence and counter with the original amount.
BUT THE INSURANCE COMPANY ALGORITHM WILL NOT LET THE LANDLORD GO ABOVE THE OFFER AMOUNT!! SERIOUSLY. UNBELIEVABLE.
CASH IN THE BANK DEPOSIT ONLY FOLKS.

PS: I let the flat to the most lovely people with cash up front proper deposits etc.

PPS: three weeks after written confirmation of no further viewings etc, the agent goes to the flat UNANNOUNCED for a viewing, let’s themselves in with a key and then phones abs shouts at me for not telling him. No apology. Nothing. Beware Martyn Gerrard folks.

They did not give my deposit.
Martyn Gerard agency took my £ 460.00 and didn't give me the Flat. Let this be the last place to rent or buy a house. they cheat people. I wouldn't recommend it to anyone.
Don't even walk past their doors.

I chose Martyn Gerard Finchley Central as that is the location of my property and as they are an old established firm in Finchley Central. I had become very disillusioned with my previous Real Estate agent.
I have nothing but praise for Martyn Gerard and Paul Pigozelskis in particular. Paul was extremely professional to deal with, always prompt in his responsive and very efficient in his actions. The team found me two sets of prospective tenants within a week of advertising. I would recommend them without hesitation.

The whole process has been a misleading one, the agent didn't gave me sufficient information beforehand, regarding the terms, neither the pre contract has been sent to me the day before i sign it, which is what i have requested, ONLY after i have signed the first page pre contract, containing and looking like an invoice, that i have been given the second page, having the sneaky terms and conditions, for example ( if i wanting to change any clause, 300 + vat has to be paid, so the amendments can be studied, etc) all in a misleading running representation.

Apart from asking me to pay before even i see the contract, i am paying for.

Unprofessional and dishonest.

Avoid at all costs
